 Working in the real estate industry can be a roller coaster ride with high highs and low lows with large amounts of twists and turns throughout the ride. Despite the fact that the population will always need a place to live, the industry is very unstable. No matter what your position is within the industry, you can make a substantial earning if you can weather the storm during these financially difficult times.
The real estate industry includes all aspects of the home building business including everything from finding the land to build houses on to managing tenants. Real Estate positions can be classified into sales, property management, acquisition, and development. Sales positions in the real estate industry are one of the most prominent positions with most of the sales opportunities being done through brokers who offer sales and leasing services. Property management consists of regulating the property that major real estate firms have purchased in order to maintain the value of the property. Tasks include handling finances and manually caring for the property. The property management sector of the real estate industry has seen tremendous consolidation resulting in fewer positions available for job seekers. Land acquisition positions are dependent on the rest of the real estate industry as a whole because if companies are not looking to build houses then there is no need to find land for them to build on. However, land acquisition can be an extremely rewarding career for logical financially attune individuals who have great foresight and a tenacious attitude. These individuals must be able to analyze current consumption trends, predict real estate growth, and evaluate land opportunities to insure profitability. The development positions may be the most complicated positions within the real estate industry. The position includes collaborating with architects, zoning officials, electricians and many more in order to develop the building project from idea conception to the selling of the house.
The real estate industry is dependent on consumer consumption. Individuals who have been in the industry for many seasons attest to the ups and down of the market. When the population is booming and people are looking for houses, real estate companies must build to conform to the need, but if they build too many houses they will be out of work when the population is holding back from purchasing and saving money. The stress of the job is to analyze the market and predict accurate building timing. Real estate professionals enjoy their work because they can see the tangible results of their labor and know they are having a positive impact on society. Often times real estate professionals are able to take business to the golf course or the dinner table in order to enhance client relationships. Real estate professionals know that who you know in the industry can make or break your career because the real estate business is elite and personal contacts are essential. However the building process can be trying as it takes a fare amount of time to get city approval, have signed contracts, and work out all the kinks in the physical process of building the developments. Many real estate professionals weigh their moral compass comparing building over nature’s home and building homes to put a roof over people’s head. Many professionals receive a lot of flak for destroying the environment, but at the same time their work is necessary for the society to grow.
Real estate is branching off from building traditional suburb housing developments to incorporating the trends of today’s society. With the rise of divorce and the aging generations, real estate firms are building single family homes, assisted living communities, and maximizing population capacity in limited amounts of land. Individuals are valuing living near big cities, public transportation, and even new but growing communities. Working in the real estate industry requires forward thinking and hard work, but the pay off is worth it both financially and personally.
